SC TIMBERFRAME CONSTRUCT SRL of ARAD,ROUMANIE is a company specialized in panelled houses with material made of wood, known as: Holzrahmenbau, Timber Frame, Ossature Bois, 2"x4"-2"x6".
      We use the best common spruce fir trees, ecologically treated. The wood is selected according to the natural durability adequate to the construction, to its location; the accelerated drying is followed by a period of reversion according to the standards while the wood traceability is controlled. The other materials are in accordance with the international standards of quality, ecology and environment protection.
      We can do architectural drafts at the client's request or we can redo the drafts they propose. The specific drafting is assisted by computer in accordance with the EUROCODE regulations on the durability of drafting and operation.
      The workshop work is done in a process controlled ISO 9001, the assemblage on the site is entirely done by the company or in collaboration with the local contractors the clients cooperate with.
      SC TIMBERFRAME CONSTRUCT SRL is member of the Association of the wooden house producers of Romania (APROCOR) and, through this association, it can grant a Certificate of Conformity with the European standards or the requirements provided in the Terms of Supply.
These are, generally speaking, houses with ground floor or a first floor with an attic, with
a displayed built-up area of 120-250 square meters. There can also be coupled-houses with 1-2 floors or town-houses with 2-3 levels and at least a common wall for each two living units.
 
    The height is not restrictive; in the system flats can be built buildings with more than two floors (condominium).
   The system we promote supposes a more judicious usage of wood, it provides elasticity to the structure and avoids pressure concentration through their dissipation and the spatial butt joint of the assembly.
      The outside walls are made of 45x150mm elements; while the division ones are of 45x100 mm, the vertical beams are usually at 40 cm one from another and the headboards assure the butt joint among the panels and the uniform concentration of efforts. In Germany we adapt to the requirements of the Holzrahmenbau system (elements of 60 mm in thickness and 60 cm distance among the vertical beams). For an easy assemblage, the walls are of panels of 3-5 m length, easy to handle on the construction site.
      The intermediate panels are made of 45x200?220 mm beam supports in accordance with the strength calculation; the ones over the foundation are in the same system or in polystyrene covered with cement coping.
      The strength structure of the roof is also of 45x180x240 mm elements assembled as rafter-clip or as firm framework.
      The spatial butt joint is done with wooden linear elements, bands and special metallic pieces, OSB or roof boarding of joint timber.
      For larger spaces, such as the living-room or the attic, we can use sizing stacked wood, the façade and the interior finishing can be in wood specially processed or we can use modern solutions we can take from the brick houses: polystyrene or plywood facades which imitate the brickwork, paintings on plaster-board, paper.
      The mineral wool is included within the thickness of the walls, floors and roof and it is protected by special polyethylene sheets.
      The performances specific to the construction physics, the modern methods of insectifuge treatments provides to these buildings at least the same constructive and functional performances and the same life span as to the similar ones made of bricks, concrete and steel.
The wood is 16% dried, and treated according to the client's wish and the prerequisites of the area (against mouldiness, micro organisms, and worm holes) it must be fireproof and moisture proof - we also pay attention to the regional or local requirements.
      The thermal insulation of the wall structure can be in OSB chipboards or in concrete just like the support layer of the boarded floor. The mineral wool is one of the best insulation element of the moment and it is protected with special damp proof barier from PE.
      The thermal insulation can be done for the floor slab over the foundation with ventilated mineral wool with for the wooden floor or with polyestyrene for the cement coping solution.
      The fastening of the structure is made with special nails; the spatial butt joint is done with metal pieces of the SIMPSON class or specially made for the seismic areas.
      For family houses we prefer interior façade of standard plasterboard, fireproof or moisture proof mounted directly on the wooden structure or with intermediary layers of OSB boards. The exterior façade may be of polystyrene, glass, laminate net, exterior façade coats, a variety of special PVC or Vinyl Siding plywood, ceramic adherent plywood or ventilated spaces in the clay bricks.
      For the holiday houses, the interior as well as the exterior facades may be of wood, having thus a pronounced rustic character.
      The roofing may be similar to those of the brick houses, but we recommend light roof such as asphalt shingles or steel tiles.
      The joinery may be of solid wood or foliated wood, PVC or aluminium with a simple or Low-E thermo insulating glass window. The planking or bottom covering, the crockery and sandstone, as well as the painting and decorations - are all similar to those of brick houses, with the difference that the support layer is much flatter and the edges are much steadier and more rectangular than in case of the classical plastering of mortar.
Taking into account the variety of sizes, the constructive and architectural solutions for the houses, we cannot say a unit price, as we don't think this is a professional offer. We are at your disposal for information on working groups according to the drafts you proposed or for offers in case these drafts are accompanied by explicit terms of supply.
      As "minimal pack" we means the framing parts (all what means wood, OSB and thermal insulation, less staircase), ex-works .
      We can send 4-5 workers for the framing assembling. They can do other works too, excepting the wall finishes and the plumbing, heating or wiring.
      For the holiday house, the price will be appreciated after mentioning the finishing and the height of the building while for the week-end houses it depends on the size and its repeatability degree, on the wood treatment and the demand for thermal insulation.
      The constituent parts we export can be assembled by a team of 4-5 workers sent by us, paid with the average wage for the construction field of the respective country, plus accommodation expenses, visa, work license, the use of the assemblage equipments, connections with facilities.
      From the beginning of the contract to the end of the project and the building details, the constituent parts are made in the workshop in approximately 30 days and the fully built house can be provided after another 60 work days.

SC TIMBERFRAME CONSTRUCT SRL of ARAD offers a standard warranty of 10 years in the case of the framing structure of the house and two to five years for the other components, depending on the warranty offered by the producer of the materials.
      In accordance with the European legislation EUROCODE-5 and with the quality standards EN ISO 9001 it will be established "the design durability" and "the designed durability of use" and the execution will proceed according to the client's request.
      The firms is insured at have correspondence with some important firms in UE.
      When the works are finished, we will release a Warranty Certificate which will include advices and maintenance instructions.
      APROCOR, the Association of the wooden structure houses producers in Romania, may release a Certificate of Accordance with the national or international standards, or with the special requests expressed by the client.
